What can we do for Sellers?
Let's start with the obvious: we are a fully licensed Real Estate Broker in Alabama, so we can handle a listing like anyone else in terms of getting it into the MLS, on Zillow, etc. In fact, the new "Coming Soon" policy instituted by the Lee County Association of Realtors actually helped level the playing field for the smaller independent Brokers like me. When I first got started, the bigger companies could pass their listings around in the office and often the outside world didn't hear about them until they went into the MLS as Pending.
My 20+ years of experience as an Investor and hands-on landlord here means I understand the nuances of dealing with existing tenants throughout the sales process, and that can be a HUGE advantage for you. I understand the timelines of renewals, when it is best to sell it as empty vs renewing the tenants and then putting your place up for sale. And I'm very familiar with the rules and common courtesies related to showing occupied properties too, and how to not piss off the very same tenants that you are relying on to make a good impression to prospective buyers. In terms of other ways to find buyers, I have my own stable of investors and wannabes, I am constantly running digital advertising to build attract and recruit new buyers. Plus, I have a podcast dedicated to Real Estate Investing in Auburn. It doesn't have a huge audience, but the listeners are right in the bullseye of your target market.
Lastly, I have a lot of experience with the financial and tax consequences of selling an investment property, including the tricky, advanced level stuff like using a 1031 Exchange to defer or eliminate capital gains (and taxes on recaptured depreciation) to help you reinvest in a different place or property type in a tax-smart way. 1031's are a chance to do some savvy estate planning when it might not have been on your radar yet, and preserve more wealth for yourself and your future generations.
