- People here actually pay their rent. That is the first thing you should look for in rental property - can I actually get paid?
- The city is growing quickly. The 2020 census showed a 43% increase in Auburn's population over the 2010 count. Wow!
- The credit scores and education levels of the typical renter here are far above what you find in most places. There are tons of professionals here for 1-4 years on a work assignment or getting a graduate degree. They make great tenants who would usually buy if they were staying longer.
- Auburn has great public schools. Besides the well-known University, the k-12 public school system here is one of the best in Alabama. That means that people who place a high value on education for their own kids will move here, and those people often have stable jobs and/or a good income.
- There are a lot of honest contractors here to work on your place if anything goes wrong.
- There are great neighborhoods here where you can get 6-7% returns just buying off the MLS, and better returns if you can find things that are off-market,
- There is a surprisingly diverse economy here. It's not just college kids and football fans. There are several well hidden industrial parks here full of busy factories, plus lots of white collar ideas and services started by new grad and alumni moving back.
- Auburn is a safe, well run city. The government is not corrupt, and the police and fire services are professional and responsive.
